Searching for a cheap studio
Hello everyone. This is a huge shot in the dark that I'm not expecting to pan out at all, but I've got to try anything and everything.
I am trying so, so hard to help my mother find a studio to rent for around $650-700/month.
After years of trying to get savings together to travel, I finally broke and dipped into my 401k to make my dreams of a long hiking trip come true. I quit my job recently so that I could spend my time preparing for the trip and enjoying friends and family before I go.
Just 2-3 weeks after quitting my job, I discovered that my mother was severely behind on rent and had been keeping it a secret so she wouldn't burden anyone. She received assistance from the county for a portion of it, but it wasn't nearly enough to correct the problem. Since discovering the truth, I have paid off her debts and even turned in the next installment of rent early to try to help the situation. Despite the full lease being paid up entirely, the property management is refusing to dismiss the pending eviction.
My mother is a self-employed house cleaner. When she signed for her apartment, she was making around $3000/month. She had a client pass away, another one moved, and another one who decided they didn't need service anymore because they want to try to remain as mobile and self sufficient as possible as they age. She's also dealing with another client who has failed to pay for services already rendered (I did already have a successful conversation with her about not providing service again until the payments are made). This has all reduced her income down to about $1400/month.
Her credit is terrible and she has two ESA cats (she does have all of the paperwork/prescription available). Because I already quit my job, I'm not worth anything as a cosigner and it doesn't matter how much money I have in my bank account to most properties.
I am hoping against all odds to find a private landlord who will work with me because I do have enough money in my account to pay for a security deposit, an entire year long lease, and an extra security deposit if necessary, all up front to secure a place for her. Any rent that she could afford would be reimbursed directly back to me while I handle the payments and communications with the landlord. But I am already aware that many landlords view up front payment like this as a red flag, so my hopes are not high.
Can anyone please point me in the direction of any help at all? I am filling out job applications left and right in the hopes to become a legitimate cosigner, helping my mother eliminate unnecessary bills, and doing apartment hunting all at the same time and it's burning me out to be doing it mostly alone.
