I love the inclusion of In N Out after the 7474846th burger place lol.
Then off the 303 from Cactus to bell there are at least 14 places to get you vehicle's oil changed. Either currently existing or under construction. Which is insane to me because anyone with a capable body, a few minutes, and the slightest knowledge of cars or youtube videos can change their oil at home. Even though I tend to take mine to get changed out of convenince or other mechanical work, I have never thought "man we need anothey Big Jiffy 5min Dealership Plus.

Yes my wife said that is Mattress Firm level choice. At least Black has a decent reason to go in but 2 is wild

It's funny. When I moved out here 25 yrs ago there were none. I actually used to feel there might be a need for one or 2. But it's now ridiculous.

Unfortunately, the city can’t just refuse a business’ permit request if the business in question aligns with the zoning of the property and there are no legal issues (like there used to be with dispensaries). The government can’t pick and choose who they will grant permits to based on whether they think the city needs another XXX. The only real “control” they have is creating planning obstacles (and being willing to face a lawsuit if the business takes them to court, which has happened in the past), assisting small mom & pop businesses/small franchises as much as they can with permitting (but landlords often make things difficult for small businesses, especially since tenants need to pay for maintenance/replacement of the building’s commercial a/c systems per the lease) or attempting to court the businesses they want to bring to town (which is often a years long effort).
A lot of city officials are as frustrated as the residents, too, believe me.

city council decides on the zoning. verrado doesn't have a walkable core by accident. downtown gilbert isnt a hot spot by accident.
surprise is copy/paste of horrible planning and zoning.

It's all the kickbacks from the developers.
Watching the planner talk to a developer outside the meeting one night made me grow up.
Don't get me started on the planning board.
Fuck this city.

The new gigantic complex they are making on 163rd and grand, jesus christ. Traffic is insane. Moved out there cuz it was quiet away from phoenix bustle now moved to buckeye permanently. Taking 30 minutes to get from my house on happy valley to the 303, nightmare. Also all that nice shit and you add another FUCKING MCdonalds!!!! Who is asking for this shit??? Give us a shake shack, chic fil a, something good at least.
They built a 1 for 1 copy.on Miller in buckeye lol, but at least the traffic isn't a nightmare.

Some irony here because 7 years ago all people did was complain about how surprise had zero amenities. Don’t get me wrong I’m sick of storage facilities and Burger King’s but at least you don’t have to drive 30min to buy things besides groceries anymore
