Newry Mourne and Down currently has the highest house price growth in the UK

Hi all,

I run a house price / forecsating blog. According to the latest ONS data, Newry Mourne and Down has the highest house price increase of any local authority in the UK over the last 12 months at +11.6%, well ahead of the rest of the country.

Northern Ireland as a region is also leading nationally, but Newry specifically is at the very top of the table.

I'd be really interested to hear from locals, what's driving this? Is it people moving from Belfast? Cross-border demand from the Republic given the currency and price differences? Something changing locally with new developments or employers?

The South can no longer house it's own people, so they're buying up Newry and Banbridge, plenty of new detached build estates with solar on the roof, close to the motorways all being snapped up by the dozen, and not cheap by anyones standards.

The last few years we have seen obscene increases in rent costs, perhaps those with the capital have noticed and see the market as a more valuable investment - constricting supply

The entire area has upped its look and offerings as well, all apart from the kilbrony play park (disgrace)

You need to look at the data on house building and sales volumes as well as percentage change. It’s likely to be a combination of things, including southerners and English Brexit refugees, but lack of house building is likely to be as significant a contributor as anything else

Cross border, drive in to any new estate and you’ll see all the southern reg cars

I can only imagine it is driven by the southern looking to buy properties here with rising demand outstripping the supply of housing here, not to mention with Clare convent social housing, fort Walton and fiveways housing development kicking off at same time?

Well basically its Gods own Wee Country even the parts of it we wish where part off Belfast or somewhere else are alright .

I said that even the parts of Newry that we wish where a part of somewhere else like Belfast are alright because the nice bits make up for them.

Sound like tribalism delusions to me, to be fair. Granted Newry had some decent bit, I suppose our infrastructure is lacking in some part, with dire traffic layout but to me, Newry is always punching above their own weight in some way or other, making up best as we can regardless of chronic underfunding over the years in some aspects.
