Holiday accommodation prices are crazy!

I’ll start by saying I know I’m stating the obvious, but seriously these prices are crazy!

My husband is from Gijón so we visit several times a year and we’ve usually got somewhere to stay. For a number of reasons things are changing and I’ve been looking at weekly rental prices for apartments in Gijón and they are just crazy.

I’m looking for an apartment for a couple of weeks in summer and it’s barely possible to find a two-bed apartment for less than £2k.

I’m not even looking to be somewhere like Paseo de Begoña or Cimadevilla - I’m looking around Los Fresnos / pericones and the prices for a basic apartment are still very high. It’s almost like they don’t actually want tourism!

anyway, it is what it is - does anyone have any local recommendations about local rental agencies where I should be looking? Airbnb, booking.com are already in the list and I’m checking every couple of days but when we found something reasonable, new to market the booking was fairly rapidly cancelled and reposted as a much higher price.

i absolutely love and value our time in Gijón it it really pains me to spend the same on a basic flat as we can spend for two weeks in a lovely house with private pool or an all inclusive holiday.

The two types of holiday aren't comparable and I know that, but we have a good reason for visiting Gijón regularly - others don’t and with these prices will easily be tempted elsewhere.

What date ranges are you looking at? We have the total solar eclipse in August that may be causing some of the craziness

Haha I’d like to think that’s the case, but I’ve been tracking these prices since last year….

We managed to find a week’s rental last October for about €450 but prices for July are una barbaridad!

We’re coming early - mid July.

Ahh I know we have a couple music festivals around then as well, my in-laws are coming mid July as well and dealing with the same struggle 🥲 you might try Idealista and seeing what short term rentals they have up

No deberíais ir a pisos turísticos. Id a hoteles. Por gente como vosotros está la vivienda inaccesible para vivir en España.

Gracias pero los hoteles son aún más caros! Sigo buscando y gracias a la ayuda de otra persona aquí ahora estoy mirando Idealista.

Ójala el problema de la vivienda fuera por los pisos turísticos, porque con una sola razón nos cargábamos el problema. Pero no es así.

Una razón fuerte, no la única, es que donde antes vivian 44 millones de personas, ahora viven 50 millones, y donde antes había mayor % viviendo en pueblos, ahora hay mas % en ciudades. Además de otras razones.

No te olvides que hay pisos cerrados por no haber leyes que te protejan de la ocupación

Cierto, pero ni con esos solventaríamos el problema.
Pisos turísticos es <1% en ciudades, pisos cerrados <1% en ciudades (se puede ver el informe del ayto de BCN que hizo vivienda a vivienda), ...
Evidentemente, todo ayuda, pero seguirían siendo parches, o hacemos millones de viviendas o no se solventará.

Son muchas cosas, nos afecta igual de mal los inmigrantes ricos que pobres. Los expats se meten en pisos por 5,000 al mes (que antes eran 1,000) y piden café speciality por 6€ haciendo que los españoles no podamos pagarlo. Y los pobres se meten tres familias y alquilan hasta el salón en negro en un piso de 1,200. No podemos competir

Yes, the prices are high, specially summer (July/August) even worse the first 15 days of August, even much worse those days around the ecipse.

It is a matter of offer-demand, there is much more demand from Spaniards, French, Belgian, etc. while the offer is not increasing that high. I do not expect prices to go down in some years.

Proposal if you want to keep the price low: go beyond Gijón to houses in small villages, around Candás & Luanco there are nice areas
If you wanna stay in Gijón, you must increase the hospitality budget.

Tienes razón. Por desgracia, no podemos quedar más lejos ya que toda la familia vive por esta zona y en principio vamos a ver a familia más que ir de vacaciones. Ya veremos lo que buscamos…
