Question Coronation Square
Does anyone have any experiences surrounding this Taylor Wimpey development? Any experiences at all? Any kind of experience welcome!

Lived near there for some time now and have to say it’s really nice . Looking forward to some shops moving in. Also the square with fountains is well worth taking my kids and sitting around. Nice touch and feels safe. I heard the council will be doing street food markets and events there so hopefully will be a buzzing place to visit.
The smells from the tip really doesn’t affect things. It’s very minimal and not really often. I heard they are looking at moving or closing it.
The flats are good spec too so once the community moves in I think it will be great for the area. I’ve seen the budgens supermarket sign and heard a restaurant and chocolatier/ coffee shop will be coming. Defo a space to keep an eye on. Really looking forward to it develop. Also hope they bring independant businesses and not big chains in.

Have lived in the development coming up 3 years...majorly a positive experience!
Build quality of the flats is surprisingly good for new build, nice communal space with the gardens, easy access to the score centre facilities (which thankfully aren't covered in service charges), & well connected area.
Area generally feels very safe - lots of families and young professionals. The crime you see in the news (& across most of London) is mostly limited to folks involved in certain activities.
The public section of the Recycling centre is now closed & doesn't bother us much.

Agree with the comment below , very nice part of Leyton generally and with more retail space should become its own little community.
Would acknowledge that it sits directly next to a recycling centre which a) regularly catches fire and b) smells bad in the summer

I looked at some of the Taylor Wimpey shared ownership flats last year, it seemed at the time that they were struggling to sell them. Very nice inside and built to a high standard, but most people just cannot afford it. They told me at the time that building work would start on the next phase this year, but I haven't really seen much movement since then. It would make sense putting it on hold if they're struggling to sell them. It's a really nice location though, with several parks (including hackney marshes) in close proximity. Doesn't seem as rough as the other side of Leyton (near Lea Bridge Rd).

I love it. So close to Olympic park and green spaces too I actually think it’s a good side of Leyton to live in. I cycle and it’s really handy being able to cut across to east village etc. the square needs to develop but overall great to live. Service charges - we know what we signed up to and it’s not as bad as the place I moved from. Overall very postive experience in 2 years.

I actually live here and my experience has been pretty positive. It might seem quiet to some people but I quite like that. It feels safe, it is not overcrowded and there is a good sense of community among residents.
The gym is really convenient, my neighbours are friendly and they have started putting on more events and activities in the square. It feels noticeably busier now than it did last summer.
My main frustration is that I wish they would hurry up with the Budgens/retail spaces. When I moved in in January 2025 we were told it would be opening a few months later but we are still waiting. Having a local shop would make a big big difference to day to day life here.
Phase 2 also seems to be taking longer than expected. From what I have seen there has not been much visible change on the site over the last year or so.
Parking is another thing that is quite frustrating. I understand the development is designed to be low car, but there are stretches of road that are often empty and it feels like there could be better use of that space, especially for guests and tradespeople. At the moment it can be a bit of a nightmare for no real reason, and it would help if there was a bit more flexibility or clearer arrangements for visitors and contractors. You can also now get a £100 fine for parking in these areas, which makes it feel overly strict and quite stressful for visitors and contractors. It does make me question the approach and whether it is more about revenue than practicality.
Aside from that everything else with the flat has been up to standard. The communal areas are kept clean, the flats are bright and I have been impressed with the overall build quality.
I have been pleasantly surprised that service charge increases have not been as dramatic as those seen in other developments. We also have a good community of residents who stay in touch, share information and can raise concerns collectively when needed which definitely helps.
Another big plus is the location. You are very close to the Olympic Park and Hackney, with Westfield and Walthamstow both nearby, so there is plenty to do, including good pubs and parks, while still being able to come home to a quieter environment.
Overall I do enjoy living here and it feels like the area has come a long way over the past year and is becoming more established. I’d recommend it for young professionals who want somewhere new and up and coming, with Leyton feeling more vibrant than it used to.

Last summer, when the fountains were on there was a lot of young kids having fun running about in them after nursery. The gym seems to be busy when I go past.
There was a carnival which went round there too and was nice.
Been a sign up for a few weeks saying they are building a budgens. Hopefully it picks up a bit - you would hope that retail might do quite well not being far from the football ground?
Oliver Road gets busy on some game days but it’s not that bad really.
I’ve cycled past / through there late at night plenty of times and its never seemed rough.
