Advice on ceiling stain
Hello, we are in the process of purchasing a property and there’s a stain on the living room ceiling next to the soil pipe and directly below the upstairs bathroom.
Here’s the comment from our level 3 survey -
“A moisture stain was noted on the living room ceiling where the Boxed-off soil vent pipe
appears to extend through the room next to the understairs cupboard. This section of ceiling
appears to be below the bathroom above where the seals around the sanitaryware were
noted to be in a poor condition. It is therefore expected moisture is leaking past the seals
and renewing the sealant has been advised.”
Would anyone here be able to advise if simply resealing the bathroom would fix the issue or could it be something more sinister like a leaky pipe?
The property was a rental and has been empty for a while.

Probably not going to be a leaking supply pipe as there would be more water. Could be a slight leak in a waste pipe, or just water escaping through the floor as the surveyor suggested.
Either way, not really a major issue to fix.

Thanks for the reassurance, hopefully not something that will require opening up the flooring.

I'd cut a hole in the ceiling, it'll be easier than taking up a bathroom floor.
